OVERVIEW

If you have land that you are looking to promote then this is how our process works.

ASSESS
We will arrange to have an initial conversation with you either by telephone or in person so that we can understand your requirements and find out a bit more about the site and/or existing building(s). Following this we will carry out a desktop review of the site and look to establish the potential for strategic land promotion. Providing the opportunity has sufficient potential we will then discuss the available options and next steps with you.

PLANNING
As soon as you have decided to partner with us, we will begin work. Where appropriate, it typically takes between three and six months from signing the agreement to submitting a planning application, however this time frame may change depending on circumstances. Various technical reports are required to be produced as part of the application process which include, but are not limited to; Design & Access Statement, Ecology Reports, Flood Risk Assessment, Traffic Assessment and a Noise Survey. Before the application is submitted to the local authority, you will be provided with a copy of the final documentation. Once the application has been submitted we will monitor progress and make representation where required. For many reasons, planning applications are sometimes refused by the planning committee. This isn't anything to be overly concerned about, and has been considered early on in the process. In fact, quite a number of applications go to appeal with favourable results. We will ensure that a detailed and strong case is put forward.

AGREE
We will arrange a follow up meeting with you to discuss terms for entering in to strategic promotion agreement and we will discuss how we propose to work together to deliver best overall value. When we enter in to a strategic promotion agreement with you, all upfront fees associated with the agreement are paid by us. We take our fees based on the increase in value when the site is sold with the benefit of planning permission, which is site specific, but usually between 20% to 30%.

APPROVAL
Once planning permission has been granted, the exit strategy can be undertaken. The next stage is to agree a marketing strategy with you for the sale of the site to ensure that we receive the best possible value. We will discuss when and where the site will be advertised and make arrangements for the sales particulars to be prepared.
